OF THE
BOARD OF ADJUSTIZNT
The Board of Adjustment met in the Council Chamber on Monday, January
170 1955 at 2:00 P. M. with the following members present:
Mr. Warren Baldwin, Chairman
Mr. Bruce Anderson
Mr. Pawl Parks
Dr. G. D. Thompson, owner of property at the southwest corner of
Kavanaugh Boulevard and Filmore, appealed to the Board for some sort of
action to enable him to proceed with construction destined to become a
new restaurant for Mr. Franke„ The construction has started, but was
stopped when the building inspector detected a need for a yard space waiver
on the parcel. According to Dr. Thompson there is certain degree of urgency
on this and he desires some action of the board at this time. After the
board had reviewed the proposal on the plot plan it was decided that the
board would write a letter of intent to approve this in the regular February
meeting if a formal application and a waiver of protest by property owners
within 140 feet of this property was filed with the -planning office.
Docket No. 65-54 - Peter Salater, 3204 Wolfe Street, de-
scribed as Lot Three (3), Block Sixteen (16), Sunset Ad-
dition, zoned "B" Residence, requesting a waiver of side
yaxd space in order to construct a room within one foot
of the south property line.
Mr. Salater was present and stated that he wants to add a room onto
his house and needs a waiver of side yard space in order to build to within
one foot of the property line. Mr. 5alater told the members about the im-

In the executive meeting it was decided that this should be granted.
Mr: Anderson --made the move, Mr. Parks seconded it, and it carried.
Docket No. 1-55 - Solomon D. Hopes, 518 Fast Seventeenth
Street, described as the East 37 feet of the West 107 feet
of Lotts Seven (7) and Eight (S), Block Sixty-three (63),
Original City, zoned "C" Two -Family, requesting permission
to add a 141 x 14' room to present non -conforming structure.
Solomon Hopes was present. Mr. B,,41dwin explained to the members that
141r. Hopes has a lot37' x 100' and wants to add a room to existing house.

would make it no different from the remaining houses in the block. Mr.
Baldwin asked h..r. Hopes how long this had been owned in separate ownership.
Mr. Hopes stated that he had owned it for about five years. It was decided
that it had been on record for some time as it is.
In the executive meeting Mr. Parks moved that this be granted, Mr.
Anderson seconded and it was carried.
Docket No. 2-55 - Jesse N. Snow, 1101 Lest Ninth Street,
described as the East 28 feet of Lots Eleven (11) and
Twelve (12), Block 287, Original City. zoned IV' Business,
requesting waiver of zoning requirements to permit seven feet
by twenty-four feet addition to rear of present house.
Yrs. Snow was present and stated that she wished to add a 7' x 24'
room across the back of her house to be used as a bathroom and sun porch.
It was stated that this property is in a fire district and any construction
here would have to conform to the building code for this fire zone and would
be .quite expensive. The crowded condition in this block was the major factor
of the discussion.
In the executive meeting this request was denied on the basis of the
fact that the property was already overcrowded due to two Structures on the
small parcel and that this would tend to further this situation. Mr.
Anderson moved that the request be denied, Mr. Parks seconded and it was
carried.
There being no further business to come before the board, the meeting
was adjourned.
