There being a Quorum present, the meeting was called to order by the Chairman at
2:00 P. M. A motion was made for approval of the minutes as mailed, which was
seconded and passed unanimously.

Messrs. Mercer and Jones were present. Mr. Mercer stated that it was his under-
standing that no alteration could be made to a -nonconforming use, and that his
intentions are to close a door on the lower level of the duplex to increase the
living space of the upstairs unit. Off-street parking will be provided for the

units. There has been no opposition from the adjacent property owners to this
alteration, said Mr. Mercer, and in his opinion the improvements would increase
the value of the property and add to the vale of the neighborhood. There is a
strip across the north portion of Lot 8 which is used at present as a driveway
and for parking which would be sufficient fc~ two or three cars. He stated that
the parking area would be covered by chat o; loose gravel.
Mr. Taylor pointed out that an all-weather type of surfacing is required under
the Ordinance.
A motion was made that the application be approved subject to the parking area and
driveway conforming to existing ordinances governing construction of off-street
parking and driveway areas. The motion was seconded and passed unanimously.

Variance.- Requests a Variance from the Yard Area
Setback Provisions of Section 43-12 of
the Code of Ordinances to permit an addition
to the existing residence.
Mr. Gulley said that this is a single-family residence, located on three lots
in the Country Club Heights Addition upon which a residence was built some ten
years ago by Mr. and Mrs. Wythe Walker. It is a contemporary one-story type home
which at present is built within 8 feet of the rear property line. He stated
that there was originally a ten foot alley which has never been used and which
he thinks has been -closed by ordinance, which would add .5 feet to his property.
It is his intention to add a bedroom and bath and dressing room to the south of
the present structure (which is 122 feet from the rear property line, or 17 2 feet
if extended by the closing of the alley). The purpose of the request is to ask
for a waiver of the rear yard requirement to enable the addition to be constructed.
The rear property line for the new addition would not be as close as that of the
present structure. The existing home is stone, glass and frame, and the addition
would utilize one of the stone walls already on the lot, but would basically be
of frame construction.
(The Board of Adjustment on July 17, 1954 approved the request for waiver of rear
yard space to permit construction of a new residence.)
A motion was made that the application be approved, which was seconded and passed
unanimously.
