Board of Adjustment Minutes=
5cial Meeting 3-14-66 ®2m
Mr. W. W°liiam Graham, Jrg consulting engineer appeared on behalf of the applicant,
E, L. Fausett9 developer of the Briarwood apartment house site complex. Orginally
the access road was to the south of the proposed plan, butin order to accomplish
this a gas line easement would have had to be utilized for parking. They were
informed by the Gas Company that it would cost approximately $4,000. to encase the
gas l-ine so it could be utilized for parking. This made the cost prohibitive. Inas-
much as the. original layout which was submitted to the Board of Adjustment .tune 29,
1965 and approved, had considerable amount of site improvements which were not
contiguous with the apartment house complex, they decided to streamline the project
and arrange the complex buildings closer together and utilize the area lying between
the apartment houses for parking and access. This would reduce the cost of the
site improvements and also elinimate the cost of encasing the gas line which had been
considered for parking. The layout along the side of Markham Manor has not changed
except that the apartments were spread out somevh at from the original plan. The
trees in that particular area adjacent to these structures will be about the same,
possibly might be able to leave one or two more. There will still be trees between
'the three units now proposed on the south side of the parking area and the proposed
high-rise apartment. Originally there were 40 units in the layout n now there are
44 units, All requirements of screening, parking, etc. of the original approval wi 1 1
remain the same. Mr. Graham said that Lot 440 will be maintained by the owner and
will remain in the use of the owner. At the present time, they plan to screen the
area along the north and east line of Lot 440, and at such time as the lot is sold,
the screening will be moved to the west side of Lot 440, and will be used as an area
for playground equipment, leaving it as "All -One -family classification until the
complex is built. The lot would appear as front yard space for the apartment develop-
ment. Lot 439 has been sold to an individual. Choctaw Drive is closed where it
adjoins Lot 440 on the southwest corner, and 30 feet to the east.
A motion was made that the proposed changes in the development plan be approved as
mi tted with the understandi n that all requirements of previous Board of Adjust-
___ ment approval be complied with and that the screening for the apartment project
including Lot 440 would be along the north and east side of Lot 440o The motion
was seconded and passed unanimously.
There being no Turtner business, the meeting was adjourned at 2:30 P. M.
Henry M. de Noble,
` Secretary.
