Yandell Johnson, the architect for Mr. Goldman, was present. Mr. J. 14. Durden, attorney from Ft. Smith, was present to represent Mrs. Gretchen Hamilton, who owns the property presently leased to Arkansas Best Freight Company on. the northwest corner of this inter- section. His client felt that if these buildings were constructed to the property line it world be a traffic hazard. Baxter and 13th Streets are narrow. Mr. Beii Garrison of Garrison Freight Company z was present and said when he built his building he was not required to set back 25 feet, but at the Mayor's suggestion, since he was the contractor, he did. He thought Mr. Goldman should set back also. Mr. Austin Jennings, attorney, spoke for Mr. Johnson. He said this tract of land is in excess of a city block and if divided into lots they could have as many as twelve buildings. He did not feel that the zoning ordinance means they cannot build more than one building on 100,000 square feet of land. His client did not think the traffic hazard should be taken into the matter; that the question and request is just for permission to have more than one building on one parcel of land. Mr. Brecklin g explained to the applicant and the others present that a quorum was not present and that those present would have to get together with the other Board members at a later date to review it with them before any action could be taken. In executive session the Board discussed amending the setback requirements in the 19 I1 1 , "J", and `V" Districts. Mr. Meeks moved that a resolution to the Planning Commission be adopted, setting up setback lines for the "I", `°J", and ''K" Districts, especially at street intersections, and standards for lot area that can be covered by buildings. The Board felt that the Goldman Company application should be pointed out to the Commission as an example. The Board recessed at 2:30 P. M. and Mr. Lyons was to contact the other Board members for their thinking on this matter. Melba Lawing, Secretary Approved Maxwell J. wnkJI. Chairman ML/ jc
