A quorum was found to be present and the chairman called the meeting to order.
The minutes of the previous meeting were approved as .received in the mail.
An advertised public hearing was held on the .following dockets:
Docket No. 12-61
Applicant: P. J. I,iorgan
Location: 2401 Izard Street
Description: i.11 of Lot 1, except the east 40 feet thereof, Block 17,
dright's Addition
Classification: "C" Two-family District
Variance: From all applicable provisions of Section 11 to
permit construction of a carport.
There were no objectors at the meeting.
Mr. Brecklin; explained that they want to add a carport on the back
of the house with a driveway from 24th Street. At present, they have a
common drive with the adjacent property owner. They have been having
trouble with it and that is the reason for the request. They felt this
would be the most practical way to solve the situation and leave as much
yard space as possible.
In executive session, after discussion, i,Ir. I.1eeks moved that it be
U approved when the existing garage is torn down; they felt it would be
too crowded if both structures were there, 1,1r. 1.1arak seconded and the
motion carried unanimously.

Classification: "A" One -family District
Variance: From the side yard provisions of erection 11
to permit construction of an open carport.
No objectors were present.
Mrs. Briggs was present. I,ir. Breckling explained the request. There was
a letter from 1,1r. Hadfield, who lives at 5707 stonewall Road, stating that
he had no objections to this request.
In executive session, sir. Eeeks moved it be approved. 1.1r. i,iarak
seconded and the motion carried unanimously.

Location: 145 Fairview Road
Description: Lots 8, 9, and 10, Block 2,1, Hillcrest !addition
Classification: "I." One -family district
Variance: From the side yard provisions of Section 11 to
permit construction of an open carport to within
five feet, five inches of the property line.
No objectors were present.
Mr. Breckling explained that the owner had an old garage, which was on
the property line, removed and when he decided to reconstruct it he found that
he could not without a waiver. The entrance will be from ',Yait Street, the
house faces on Fairview Road.
In executive session, I -Jr. Meeks moved that it be approved, 1,ir. i,iarak
seconded and the motion carried.

AZr. Mitt -hell, the attorney, and Mr. Eugene Withrow, the architect, were
present. The plat and the building plans were discussed, also the site
clearance for traffic and the off-street parking.
In executive session, Mr. Meeks moved it be approved with the condition
that on the plat plan submitted for permit the City Engineer approve the
site clearance on the corner of Bishop Street, Mr. Marak seconded and the
motion carried unanimously.

Applicant: Rockview Development Corporation
Location: Intersection of Highway No. 10 (as relocated)
and Cedar Hill Road ( as proposed)
Description: Long legal
Classification: "B" Residence District
Variance: For approval of a residential development plan to
permit two or more buildings to be erected on one
tract and a variance from height requirements to
permit buildings to be erected to a height of 170
feet being 14 floors including elevator penthouse
1.1r. Darrell Dover, attorney for the applicant and 11.Ir. Robinson and
Mr. Withrow, the architects, were present. They said the plans for this
seven acre piece of property is a high rise luxury apartment building; one
to be constructed now and another later.
Mrs. Holmes, who lives on South Lookout was concerned about the height
of the building and whether or not it would obstruct the view from her house.
The plat and plans were explained to Ers. Holmes.
In executive session, the Board agreed that they did not think the
request, if granted, would harm I,irs. Holmes. fter thorough discussion and
the study of the plans, Mr. !,leeks moved the request be granted provided
the 170 foot high building ( or 14 floors), including the elevator penthouse,
did not exceed an elevation -of 460 feet above mean sea level and that the
design and materials of the roof of the apartment house be approved by the
staff, I,Ir. Marak seconded and the motion carried unanimously.
LETTER
A letter had been received from Mrs. Ruth Boensch, 1312 dolfe, objecting
further to the use of the Church of Christ parking lot by Ruebel Funeral Home.
The pastor of the church was present. I,-Ir. i.Ieeks asked him how the parking
lot had worked out during the sixty day period the funeral home had been
allowed to use it? The pastor answered that it had been very satisfactory
and that no record had been kept during that time, but he believed the
funeral home had not used it more than six times. He added that the
church had complied with all the things the Board had required and that
the reason the sign is not up at the present is because it is being
re -painted.

Mr. Meeks said he hoped they would continue to do so and asked the
minister to keep in mind that Mrs. Boensch is being imposed upon by
allowing the parking lot in a residential district.
In executive session, Mr. I,leeks moved that in view of the fact that
the use of the parking lot by the funeral home appears to be alleviating
the traffic congestion it should be approved, Mr. I.Iarak seconded and
the motion carried unanimously.
