There being a quorum present, the meeting was called to order by the Chairman at 2:00 P.M. A motion was made for approval of the minutes of the last meeting as mailed, which was seconded and passed. Tract No. 1. - Z-1608 Applicant: West Side Baptist Church Location: 2715 West 7th Street Description: Lots 4, 59 6, Block 11, Ferndale Addition Classification: "C"-Two-family and "F"-Commercial Districts Variance: Requests a Variance from the Yard Area Setback Provisions of Section 43-12 of the Code of Ordinances to permit addition to church building that projects 8 feet into Front Yard Setback Area There was no one present to represent the applicant. Pursuant t6 the policy followed by the Board of Adjustment when the applicant or his agent were not present, the case was deferred until the June 15,1970 meeting with a stipulation that the required notification of adjacent property owners would be made for the next presentation. A motion that the case be deferred until June 15th meetin was made, s.,F nded and passed. "B"-Residence District Variance. Requests a Variance from the Main Structure Provisions of Section 43-2®(5) of the Code of Ordinances to permit more than one structure on a lot Due to the fact that there was no one present to represent the applicant, and no evidence of notification of adjacent property owners as required, the Board foll9wed its policy of deferring the matter until the next meeting on June 15, 1970, instructing the Staff to so notify Mr. Johnson with the understanding that proper notification be made to adjacent property owners of this action. A motion was made for deferral to the .Tune 15th meeting, which was seconded and passed. Tract No. 3 m Z-2360 Applicant,. Cecil Smith Location. 7001 Princess Drive Description: Lot 30R m Cardinal Heights Addition Classification: "A" -One -family District Variance. Requests a Variance from the Rear Yard Setback Provisions of Sec. 43-12 of the Code of Ordinances to permit construction in Rear Yard Space Mr. Cecil Smith, and his contractor, Mr. Don Holeman, were present. Mr. Holeman explained that he built the house for Mr. Smith about 5 years ago and he now needs a third bedroom. As the lot was originally platted, the east side of the lot was the front and the west side was the rear, but due to the nature of the house that was built on the lot, the house faces north, and that means that the rear yard is to the south. Between the south edge of the house and the adjacent property line, there is approximately 20 feet, and on the west where the addition is proposed, there is a little over 30 feet. They propose a 14 foot addition which would be 17.8 feet from the property line on the west side. The present structure is rectangular and this will extend the rectangle. There have been no objections from the neighbors, and in his opinion it would add to the aesthetic aspects of the present building. A motion was made that the application be approved as submitted, which was seconded and passed. Y There being no further business, the meeting was adjourned at 2:20 P. M. Doff-R.
