Tract No. 3 m Z-2360
Applicant,. Cecil Smith
Location. 7001 Princess Drive
Description: Lot 30R m Cardinal Heights Addition
Classification: "A" -One -family District
Variance. Requests a Variance from the Rear Yard Setback
Provisions of Sec. 43-12 of the Code of Ordinances
to permit construction in Rear Yard Space
Mr. Cecil Smith, and his contractor, Mr. Don Holeman, were present.
Mr. Holeman explained that he built the house for Mr. Smith about 5 years ago
and he now needs a third bedroom. As the lot was originally platted, the east
side of the lot was the front and the west side was the rear, but due to the
nature of the house that was built on the lot, the house faces north, and that
means that the rear yard is to the south. Between the south edge of the house
and the adjacent property line, there is approximately 20 feet, and on the west
where the addition is proposed, there is a little over 30 feet. They propose
a 14 foot addition which would be 17.8 feet from the property line on the west
side. The present structure is rectangular and this will extend the rectangle.
There have been no objections from the neighbors, and in his opinion it would
add to the aesthetic aspects of the present building.
A motion was made that the application be approved as submitted, which was
seconded and passed. Y
There being no further business, the meeting was adjourned at 2:20 P. M.
