BOARD OF ADJUSTMENT ACTION: THE BOARD VOTED TO GRANT THE
VARIANCE AS RECOMMENDED BY THE STAFF. ( 4 ayes - 0 noes)
Staff Recommendation: The Staff recommends approval of this
variance. Subject property is being redeveloped and the
elimination of the existing critical nonconforming building(s)
will greatly benefit this corner. The existing alley in this
block is not now improved but will be required of this develop-
ment. The 20 ft. alley should provide sufficient open space
between the proposed building and the frame structures to the
north now being used for business activity. The Staff recom-
mends that variance be conditioned on:
1. Removal of existing frame buildings at earliest time
following completion of new building.
2. The moving of new building north to property line on
alley.
3. Relocate Asher Drive access to west in order to line
up with parking drive.

Staff Recommendation: The Staff recommends approval of this
variance provided applicant removes the parking stalls from
the 20 ft. setback established along West 30th Street and
retains all open area not required for parking or drives as
landscaped area. If alley on the east is legal, 15 ft. or
more in width, improvements should be required.
There were no objectors present at the meeting. The Staff
decided to withdraw any consideration of the alley as part
of the recommendation.

Staff Recommendation: The Staff recommends denial of the
variances as requested on the free standing signs. The

Staff would recommend a lesser sign area than that proposed,
.Irk
in that the proposal is not in keeping with office or "E-l"
a
type signing in the area. The total sign area proposed is
approximately 33% larger than would be permitted under the
new sign ordinance now being developed. The Staff recommends
approval of one 15 ft. high free standing sign at 34 sq. ft.
on the Markham frontage and one 15 ft. high free standing

sign at 24 sq. ft. on the Rodney Parham Road frontage. (per
face on a double face sign) The Staff also recommends- approval
of the variances requested for building mounted signs as they
are in keeping with other signs in the area and the new sign
ordinance. It should be noted that no additional signing would
be permitted in the future.

There were objectors present and a petition was filed con-
taining six signatures. The applicant asked that both
free standing signs be 36 sq. ft. in area. The Staff
recommended a 24 sq. ft. sign on the Rodney Parham frontage
and a 36 sq. ft. sign on the Markham Street frontage.

Staff Recommendation: The Staff recommends denial of the
requested variance and recommends instead a sign area
that would be more compatible with the area to the north
and east. The sign as proposed is some 30% larger than
the 15 ft. height and 36 sq. ft. area permitted under the
new sign ordinance. No additional signs will be allowed
in the future.

BOARD OF ADJUSTMENT ACTION: THE BOARD VOTED TO GRANT THE
VARIANCE AS RECOMMENDED BY THE STAFF. (4 ayes - 0 noes)
Staff Recommendation: This application was filed as the
result of a zoning violation investigation. The new
occupants of the building on this lot have purchased and
erected a sign which is _+ 18 sq. ft. in area, total both
faces, and 4' in heights which they desire to retain. The
Staff feels that the sign is not too far out of line and
in fact is no larger than some of the existing signs in
the area. The manner in which it is constructed (with
loose chained panels) presents a good appearance and it
is only 4'+ in height. The Staff therefore recommends
that the existing sign be retained as it conforms generally
with the proposed sign code now under development.
There were no objectors present at the meeting and no
discussion.
