AN ORDINANCE REPEALING ORDINANCE NO.
18,207, REVOKING A PLANNED OFFICE DISTRICT
TITLED GMAC LONG -FORM POD REVOCATION
(Z- 6019 -C) IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
WHEREAS, on February 15, 2000, Ordinance No. 18,207 was passed by the
Board of Directors of the City of Little Rock, Arkansas which established a Planned
Office District titled GMAC Long -form POD (Z- 6019 -C), Little Rock, Arkansas; and
WHEREAS, on January 9, 2006, the applicant submitted a request that the
Planned Office District be revoked and the previous zoning of 0-2 and R -2 Zoning
District be restored.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 18,207 is hereby repealed.
SECTION 2. That the preliminary site development plan/plat approved by
Ordinance No. 18,207 is hereby revoked.
SECTION 3. That the POD classification of the property described as GMAC
Long -form POD (Z- 6019 -C) to the City of Little Rock, Arkansas and further described as
follows is revoked and the former 0-2 and R -2 zoning classification is restored on the
official zoning map.
A tract of land in Section 36, T -2 -N, R -14 -W, Pulaski County, Arkansas being
particularly described as follows:
Starting at the center of said Section 36, thence SO1 °02' 12" West along
the Easterly line of the NE 1/4, SW 1/4 said Section 36, 1,021.60 feet to a
point on the centerline of Chenal Parkway; thence Southeasterly along
said centerline, being the arc of a 2,864.80 foot radius curve to the right,
having a chord bearing and distance of S 12 °O1' 17" East, 208.28 feet to the
point of tangency of said curve; thence S80 °03'43 "West, 80.00 feet to a
point on the Westerly right -of -way line of Chenal Parkway and the point
of beginning of the tract of land herein described: thence S 09'56'17"
East along said Westerly right -of -way line, 203.60 feet; thence
N80 °03'43" East and continuing along said Westerly right -of -way line,
20.0 feet; thence S09'56'17" East and continuing along said Westerly
right -of -way line, 470.77 feet; thence S89 °59'25" West, 570.90 feet;
thence S89 °51'35" West, 511.96 feet; thence S89 °38'59" West, 413.29
feet; thence N00 °37'32" East, 1,017.56 feet to a point on the South line of
a proposed 60 foot right -of -way for a collector street (La Grande Drive)
extension; thence Easterly along said South line, being the arc of a 430
foot radius curve to the left, a chord bearing and distance of S88 °14'36"
East, 208.07 feet; thence N72 °l1'39" East along said South line, 249.56
feet; thence continuing along said South line being the arc of a 447.46 foot
radius curve to the right having a chord bearing and distance of
N88'52'18" East, 256.82 feet; thence S74 °27'04" East and continuing
along said South line 198.07 feet; thence continuing along said South line
being the arc of a 507.46 foot radius curve to the left, having a chord
bearing a distance of S85 °40'47" East, 197.63 feet; thence S85 °22'45"
East and continuing along said South line 120.29 feet to a point on the
Westerly right -of -way line of Chenal Parkway; thence Southerly along
said Westerly right -of -way line being the arc of a 2,774.80 foot radius
curve to the right a chord bearing and distance of S15 °45'50" East, 183.76
feet; thence N76 °08'01" East and continuing along said Westerly right -of-
way line 10.0 feet; thence Southerly and continuing along said Westerly
right -of -way line, being the arc of a 2, 784.80 foot radius curve to the
right, having a chord bearing and distance of S11 °54'08" East, 190.89 feet
to the point of beginning, containing 33.4 acres more or less.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock and designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate the change provided for in
Section 3 hereof.
SECTION 5. That this Ordinance shall take effect and be in full force 30 days
after the date of its passage and approval.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
