AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED THE RANCH TRACT
F REVISED PCD (Z- 4343 -5) AND GRANTING A
VARIANCE FROM VARIOUS LOT DEVELOPMENT
STANDARDS OF CHAPTER 31 OF THE CODE OF
ORDINANCES OF THE CITY OF LITTLE ROCK,
ARKANSAS, PROVIDING FOR A VARIANCE TO
ALLOW THE DEVELOPMENT OF A LOT WITHOUT
PUBLIC STREET FRONTAGE; LOCATED NORTH OF
RANCH DRIVE, WEST OF CHENONCEAU
BOULEVARD, LITTLE ROCK, ARKANSAS, AMENDING
ORDINANCE NO. 19,016 AND THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 19,016 adopted on January 6, 2004, be
amended to provide for modification of the Planned Zoning Development described as
the Ranch Tract F Revised PCD (Z- 4343 -5);
SECTION 2. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
Part of the E '/2 Section 14, T -2 -N, R -14 -W, Pulaski County, Arkansas,
particularly described as: Beginning at the northernmost corner of Lot 8,
Tract F, The Ranch, an addition to the City of Little Rock, Arkansas,
thence N45 °08'32 "W, 182.96 ft.; thence S75 °47' 17 "W, 375.23 ft. to the
east right -of -way line of Chenonceau Boulevard; thence S06 °09'57 "W
along said east right -of -way line, 222.68 ft.; thence southerly and
continuing along said east right -of -way line, being the arc of a 984.92 ft.
radius curve to the right, a chord bearing and distance of S08 °35'08 "W,
83.17 ft.; thence S I 1'00'20"W and continuing along said east right -of-
way line, 4.86 ft. to the north right -of -way line of Ranch Drive; thence
southeasterly along said north right -of -way line, being the arc of a 509.50
ft. radius curve to the right, a chord bearing and distance of S66 °22'54 "E,
198.52 ft. to the westernmost corner of said Lot 5, Tract F; thence
N44 °54'45 "E along the west line of said Lot 5, and Lots 6 and 8, 494.96
ft. to the point of beginning containing 3.4414 acres more or less.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for the
Ranch Tract F Revised PCD, located North of Ranch Drive, West of Chenonceau
Boulevard is conditioned upon obtaining a final plan approval within the time specified
by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 2 hereof.
SECTION 6. That a variance from various lot design standards of Chapter 31 of
the Code of Ordinances is granted to provide for variances of certain requirements within
the Subdivision Regulations of the City of Little Rock for the Ranch Tract F Revised
Preliminary Plat as follows:
Subsection a. That variances are granted from the provisions of Chapter 31,
Section 31 -231 for the Ranch Tract F Revised Preliminary Plat; Lot 9 - 11 the
development of a lot without public street frontage.
SECTION 7. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 8. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 9. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
