19521ORDINANCE NO. 19,521 AN ORDINANCE GRANTING A VARIANCE FROM VARIOUS LOT DEVELOPMENT STANDARDS OF CHAPTER 31 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS; PROVIDING FOR A VARIANCE TO ALLOW A REDUCED PLATTED BUILDING LINE, A VARIANCE TO ALLOW A REDUCED LOT WIDTH, A VARIANCE TO ALLOW AN INCREASED LOT DEPTH TO WIDTH RATIO AND TO ALLOW THE CREATION OF A PIPE STEM LOT FOR THE COBURN ADDITION PRELIMINARY PLAT (5- 1300 -A), LOCATED SOUTH OF THE INTERSECTION OF SIBLEY HOLE ROAD AND MEADOW LANE. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That a variance from various lot design standards of Chapter 31 of the Code of Ordinances is granted to provide for variances of certain requirements within the Subdivision Regulations of the City of Little Rock for the Coburn Addition Preliminary Plat (5- 1300 -A), located South of the intersection of Sibley Hole Road and Meadow Lane as follows: Subsection A. That variances are granted from the provisions of Chapter 31, Section 31- 313(a) for the Coburn Addition Preliminary Plat (5- 1300 -A), to allow a reduced lot width for Tracts 1 and 2 for the Coburn Addition Preliminary Plat. Subsection B. That variances are granted from provisions of Chapter 31, Section 31- 313(b) for the Coburn Addition Preliminary Plat (5- 1300 -A), to allow an increased lot depth to width ratio and to allow the creation of a pipe stem lot for the Coburn Addition Preliminary Plat. Subsection C. That variances are granted from provisions of Chapter 31, Section 31 -314 for the Coburn Addition Preliminary Plat (5- 1300 -A), to allow a reduced building line on Tract 1 for the Coburn Addition Preliminary Plat. SECTION 2. This ordinance shall take effect thirty (30) days from and after its passage.
