AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED PARKER SHORT -
FORM PD -C (Z- 8005), LOCATED AT 5511 — 5601
STAGECOACH ROAD, LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -C:
Part of the Northeast Quarter of the Northwest Quarter (NE 1/4 NW 1/4),
Section 27, Township 1 North, Range 13 West, (City of Little Rock),
Pulaski County, Arkansas, lying South and East of the Little Rock and Hot
Springs Highway, now known as Stagecoach Road, more particularly
described as: Commencing at the Southeast corner of the NE 1/4 NW '/4,
Section 27, Township 1 North, Range 13 West, Pulaski County, Arkansas;
thence North along the East line of said NE 1/4 NW 1/4, 4.14 chains (273.3
feet) to the Point of Beginning; thence continue North along the East line
of said NE 1/4 NW 1/4 6.14 chains (405.2 feet) to the East right of way of
Stagecoach Road (measured North 00 030'50" West for 405.2 feet); thence
South 28 °30' West along the East right of way of Stagecoach Road, 5.33
chains (351.78 feet) (measured South 27 °31'30" West for 353.90 feet);
thence South 60° East deeded 2.92 chains (193.3 feet) (measured South
61 °21'01" East for 190.51 feet) to the Point of Beginning, containing 0.78
acres more or less (measured 0.77 acres more or less). May be subject to
easements, right of way, covenants, or restrictions, recorded or
unrecorded.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Parker
Short-form PD -C (Z- 8005), located at 5511 — 5601 Stagecoach Road is conditioned upon
obtaining a final plan approval within the time specified by Chapter 36, Article VII,
Section 36 -454 (e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
