AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED JUAREZ REVISED
SHORT -FORM PCD, (Z- 7969), LOCATED AT 18321
HIGHWAY 10, LITTLE ROCK, ARKANSAS, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 and PCD to Revised PCD:
Part of the West 2/3 of the NE '/4 of the SW '/4 of Section 14, T -2 -N, R -14-
W, Pulaski County, Arkansas, more particularly described as follows:
Beginning 478.5 feet North of the SW corner; thence N88 °58' E, 200.0
feet; thence N00011'W, 342.4 feet; thence N81 °W, 115.03 feet; thence
N12047'E, 65 feet; thence N88 0W, 102.02 feet; thence South 434.8 feet to
the point of beginning. TOGETHER with an easement for ingress and
egress over and across the following land Commence at the SW corner of
the NE '/4 SW '/4, Section 14, T -2 -N, R -14 -W, Pulaski County, Arkansas,
run thence N00025'W, along the West line of said NE '/4, SW '/4, 1028.3
feet to the South right -of -way line of Highway 10; thence S73050'E, along
said right -of -way, 190.9 feet to the point of beginning; thence continue
S73050'E, 20 feet; thence S0001 l'E, 140.0 feet; thence N8 1'29'W, to a
point S00°11'E from the point of beginning; thence N009 I'W to the point
of beginning containing 1.81 acres more or less. AND A part of the West
2/3 of the NE '/4 of the SW '/4 of Section 14, Township 2 North Range 14
West, Pulaski County, Arkansas, more particularly described as follows:
Commence at the Southwest corner of said W 2/3 of the NE '/4 of the SW
'/4 of Section 14, thence run North 01 058'01 "E along the West line of the
said NE '/4 SW '/4, 913.3 feet to the point of beginning, thence continue
North 01 °58'01 "E, along said west line, 92.57 feet to the south right -of-
way line of State Highway 10, thence South 86 038'40 "E along said right -
of -way line, 15.24 feet; thence North 03 °21'20 "E, along said right -of -way
line 6.13 feet; thence South 72 °16'45" E, 105.5 feet; thence South
71 °09'54 "E, along said right -of -way line 89.11 feet; thence South
00 008'26 "E, 40.0 feet; thence South 86'13'14"W 88.6 feet; thence North
85 035'51 "W 115.6 feet to the point of beginning. Subject to any and all
easements of record.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Juarez
Revised Short-form PCD, (Z- 7969), located at 18321 Highway 10 is conditioned upon
obtaining a final plan approval within the time specified by Chapter 36, Article VII,
Section 36 -454 (e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
