3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED
5 15000 CANTRELL ROAD SHORT-FORM PD-C, LOCATED AT 15000
6 CANTRELL ROAD (Z-5817-I),LITTLE ROCK,ARKANSAS,AMENDING
7 THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
8 ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD
OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from R-2,
13 Single-Family District,to PD-C,Planned Development—Commercial District:
14 Z-5817-I: Lot 3 Magnolia Terrace Addition to the City of Little Rock, Pulaski
15 County,Arkansas.
16 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
17 Rock Planning Commission.
18 Section 3.That the change in zoning classification contemplated for 15000 Cantrell Road Short-Form
19 PD-C, located at 15000 Central Road(Z-5817-I), is conditioned upon the following:
20 (a) The lights on the property will be dimmed not later than 10:00 PM every night; and,
21 (b) That if traffic into the property creates traffic delays,then the owner,at its expense,shall create
22 a double stack line for any drive-thru traffic; and,
23 (c) That fmal plat approval within the time specified in Chapter 36, Article VII, Section 36-454
24 (e)of the Code of Ordinances is obtained.
25 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
26 Arkansas,and Designated District Map be and is hereby amended to the extent and in the respects necessary
27 to affect and designate the change provided for in Section 1 hereof
28 Section 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
29 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
30 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
31 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally part of the

33 Section 6. Repealer. All laws,ordinances, resolutions, or parts of the same that are inconsistent with
34 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
