19314ORDINANCE NO. 19,314 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED PCD COMPANY SHORT -FORM POD (Z- 7603 -A) AND GRANTING A VARIANCE FROM VARIOUS LOT DEVELOPMENT STANDARDS OF CHAPTER 31 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK, PROVIDING FOR A VARIANCE TO ALLOW THE DEVELOPMENT OF A LOT WITHOUT PUBLIC STREET FRONTAGE; LOCATED NORTH OF CANTRELL ROAD, WEST OF TAYLOR LOOP ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from R -2 to POD: Part of the NE '/4 of the NW '/4, Section 19, T -2 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more fully described as follows: beginning at the northeast corner of Lot B -2 -R, Regions Subdivision, an addition to the City of Little Rock, Arkansas, said corner lying on the north line of said NE '/4 NW '/4, 253.49 feet from the northwest corner thereof, thence S 89 °34'46 "E along said north line, 280.33 feet thence SO1 °18'18 "W, 604.84 feet to a point on the north right -of -ay line of Arkansas State Highway 10 (Cantrell Road); thence N69'23'1 5"W along said north right - of -way line, 299.79 feet to a point on the southerly extension of the east line of said Regions Subdivision; thence NO1 °36'22 "E along said east line, 501.40 feet to the point of beginning, containing 155,826 square feet or 3.5773 acres more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for PDC Company Short-form POD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5: That a variance from various lot design standards of Chapter 31 of the Code of Ordinances is granted to provide for variances of certain requirements within the Subdivision Regulations of the City of Little Rock for the POD Company Preliminary Plat as follows: Subsection a. That variances are granted from the provisions of Chapter 31, Section 31 -231 for the PDC Company Preliminary Plat; Lot 2 the development of a lot without public street frontage. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
