19311ORDINANCE NO. 19,311 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -7799 — Described as a tract of land located in the NW 1/4 , Section 36, T -2 -N, R -14 -W, Pulaski County, Arkansas more particularly described as: Starting at the SW corner of Tract 7A Chenal Valley, an addition to the City of Little Rock, Arkansas recorded in Plat Book E, Page 843; thence N58 °23'28" West, 486.11 feet to the Point of Beginning; thence South, 138.10 feet; thence S58 °35'38" West, 636.14 feet; thence N30 °02'22" West, 28.02 feet; thence N58'00'16" East, 77.27 feet; thence Northeasterly along the arc of a 873.23 foot radius curve to the left, a chord bearing and distance of S37'45'17" West, 617.26 feet; thence S58 °23'38" East, 143.62 feet to the Point of Beginning containing 65,593 square feet or 1.5058 Acres more or less: From "0-2" Office and Institutional District to "C -3" General Commercial District. :►I A tract of land located in the NW 1/4, Section 36, T -2 -N, R -14 -W, Pulaski County, Arkansas more particularly described as: Starting at the SW corner of Tract 7A Chenal Valley, an addition to the City of Little Rock, Arkansas recorded in Plat Book E, Page 843; thence N58 °23'38" West, 206.27 feet to the Point of Beginning; thence N87 °5639" West, 238.48 feet; thence North, 138.10 feet; thence S58 °23'38" East, 279.84 feet to the Point of Beginning containing 16,456 square feet or 0.3778 Acres more or less: From "MF -24" Multifamily District to "C -3" General Commercial District (near the northeast corner of Chenal Parkway and Rahling Road). SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 3. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
