19304ORDINANCE NO. 19,304 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED VALLEY OAKS COURT LONG -FORM POD (Z- 4768 -B) LOCATED ON MABELVALE WEST ROAD, JUST EAST OF SOUTHWEST HOSPITAL, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from 0-3 to POD: That part of the West half of the Southwest Quarter of Section 3, Township 1 South, Range 13 West, more fully described as follows: Beginning at the Southwest corner of said Section 3 run thence North 89 °56'03" East along the south line of said W '/2 SW '/4 for 220.07 feet to the southeast corner of property described in Document 87 at page 19480 of the records of Pulaski County, Arkansas, said point being the point of beginning of property herein described; thence North 0 053'25" East along the east line of said property (Doc 87 page 19480) for 375.47 feet to a point on the east line thereof, thence North 9 °50'00" West along the east line of said property (Doc 87 page 19480) for 235.06 feet; thence South 89 °51'42" East for 476.37 feet; thence South 0'8'18" West for 605.37 feet to the southeast corner of the West Half of the Southwest Quarter of the Southwest Quarter of said Section 3; thence South 89 056'03" West along the South line of said Section 3 for 440.09 feet to the point of beginning, containing 6.19 acres more or less. AND That part of the West Half of the Southwest Quarter of Section 3, Township 1 South, Range 13 West, more fully described as follows: Beginning at the Southwest corner of said Section 3 run thence North 89 056'03" East along the south line of said W '/2 S W '/4 Quarter for 220.07 feet to the southeast corner of property described in Document 87 at page 19480 of the records of Pulaski County, Arkansas; thence North 0 °53'25" East along the east line of said property (Doc 87 page 19480) for 375.47 feet to a point of the east line thereof, thence North 9 °50'00" West along the east line of said property (Doc 87 page 19480) for 235.06 feet to the point of beginning of property herein described; thence North 9 050'00" West along the east line of said property (Doc 87 page 19480) for 14.94 feet to a point on the east line thereof; thence North 19 °17'00" West along the east line of said property (Doc 87 page 19480) for 220.00 feet to the east line thereof; thence North 31 020'00" West along the east line of said property (Doc 87 page 19480) for 199.40 feet to a point on the West line of said Section 3 that is 1000.00 feet North of 0 023'35" East of the southwest corner of said Section 3; thence North 0 °23'35" East along the west line of said Section 3 for 652.10 feet to a 1 '/z " iron pipe; thence North 89 °46'09" East for 652.82 feet to I '/z " pipe; thence South 0'08'18" West for 1048.57 feet to a point that is 605.37 feet North 0'08'18" East of the southeast corner of the West Half of the Southwest Quarter of the Southwest Quarter of said Section 3; thence North 89 °51'42" West for 476.37 feet to the point of beginning, containing 14.8 acres more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Valley Oaks Court Long -form POD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
