AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following property be and is
hereby changed as indicated:
Z- 3371 -L — Described as part of the NW 1/4, SE I/4 and NE 1/4 SW 1/4 and
SE 1/4 NW 1/4, Section 21 T -1 -N, R -13 -W, Little Rock, Pulaski County,
Arkansas more particularly described as:
Beginning at the NW corner of NW '/4, SE '/4 Section 21; thence
S87'36'14" East 447.52 feet to the West right -of -way line of Interstate
430; thence South along the West right -of -way line the following bearing
and distances S02 °40'22" West 593.63 feet; thence N87 °46'50" West
588.68 feet; thence NO2 °13'10" East 176.90 feet; thence N17 °33'59"
West 446.10 feet; thence S87 °23'43" East 296.00 feet to the Point of
Beginning containing 8.793 acres more or less: From "C -3" General
Commercial District to "C -4" Open Display District (south end of Colonel
Glenn Plaza Drive, along Interstate 430).
SECTION 2. That the zoning of the above described property is subject to the
following conditions which were proposed by the applicant for the property described in
Section 1 of this ordinance and which shall be covenants running with the land to bind
subsequent grantees of the property:
• The east 50 feet of the property will be a landscape buffer, with
all trees having a caliper of four (4) inches or greater being
preserved.
• A tree survey of the east 50 feet of the property must be
submitted to staff prior to any permits being issued for
development.
• The only permitted use of the property will be automobile
display, sales and service.
SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock and designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate the change provided for in
Section 1 hereof.
SECTION 4. That the Ordinance shall take effect and be in full force 30 days
after the date of its passage and approval.
SECTION 5. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
