19301ORDINANCE NO. 19,301 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED LOUX SHORT -FORM PD -C (Z- 6683 -A) LOCATED AT 17415 LAWSON ROAD, IN THE CITY OF LITTLE ROCK'S EXTRATERRITORIAL PLANNING JURISDICTION, PULASKI COUNTY, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from C -1 to PD -C: The North 180 -feet of the following described property: Part of the NE '/4 SE '/4 of Section 23, Township 1 North, Range 14 West, Pulaski County, Arkansas described as follows: Commencing at the Southeast corner of said NE 1/4 SE '/4 Section 23, thence run N89 °01' W 780 feet to a point, thence run N08 °08'21 "E 413.68 feet to a point of beginning, thence run N87 °34'W 227.56 feet to a point, thence run N18 °12'40 "E 180 feet to the south line of Lawson Road, thence run S56 °27'23 "E along Lawson Road 150 feet, thence run S08 °08'21 "W 182.2425 feet to the point of beginning less and except the east 10 feet thereof to be used as private road easement. SECTION 2. That the approval of Ferguson Short-form PD -C is subject to compliance with the conditions outlined in sections D, E and F of the Planning Commission Minute Record dated March 3, 2005, and the following additional conditions: • The approval of the PD -C zoning is limited to Mr. Loux's business and is not transferable to any future office uses or property owner. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Loux Short-form PD -C is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
