8 ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from R-2,
13 Single-Family District,to PD-R,Planned Development-Residential:
14 Z-9244: A part of the NW 1/4 NW 1/4 of Section 6, T-1-N, R-13-W, Pulaski County,
15 Arkansas,more particularly described as follows: beginning at the southwest corner
16 of the SW V4 NW 1A; thence N01°18'33"E, along the west line of said Section 6, a
17 distance of 1,165.00 feet; thence S89°04'21"E, a distance of 382.00 feet; thence
18 S00°59'17"W,a distance of 465.00 feet;thence N89°04'15"W a distance of 46.09 feet;
19 thence S01°39'12"W a distance of 700.00 feet to the south line of the said SW 1/4 NW
20 1/4; thence N89°04'40"W along said south line,a distance of 334.54feet to the point of
21 beginning,containing 9.5028 acres,more or less. Less and except any part of subject
22 property condemned in Circuit Court Case No. 89-3386, records of Pulaski County,
23 Arkansas. Less and except any part of subject property lying within the public right
24 of way of Pride Valley Road.
25 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
26 Rock Planning Commission.
27 Section 3. That the change in zoning classification contemplated for Revel Cove Long-Form PD-R,
28 located at 15700 Pride Valley Road(Z-9244), is conditioned upon obtaining final plan approval within the
29 time specified by Chapter 36,Article VII, Section 36-454(e)of the Code of Ordinances.
30 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
31 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
32 Arkansas,and Designated District Map be and is hereby amended to the extent and in the respects necessary
33 to affect and designate the change provided for in Section 1 hereof.

1 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
5 ordinance.
6 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the
7 provisions of this ordinance are hereby repealed to the extent of such inconsistency.
