3 AN ORDINANCE TO APPROVING A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED RESIDENTIAL
5 DISTRICT TITLED THE ISLAMIC CENTER OF LITTLE ROCK WEST
6 SHORT-FORM PD-R, LOCATED AT 14900 KANIS ROAD (Z-7812-B),
7 LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING
8 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
9 PURPOSES.

11 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
12 ARKANSAS.
13 Section 1. That the zoning classification of the following described property be changed from PD-R,
14 Planned Development-Residential Expired to PD-R,Planned Development-Residential:
15 Z-7818-B: Part of Tract NO.3 and Part of Tract No. 11, Sachs' Suburban Tracts,as
16 recorded in Plat Book 2, Page 87 in the Records of Pulaski County, Arkansas, and
17 part of a closed street lying adjacent to said Tracts No.3 and 11,and all being a part
18 of the Northwest Quarter (NW 1/4) of the Southeast Quarter (SE 1/4) of Section 6,
19 Township 1 North, Range 13 West, Pulaski County, Arkansas, more particularly
20 described as follows: Beginning at the southwest corner of Lot 5,Block 13,Parkway
21 Place Addition,as shown in Plat Book"C"Page 330 in the Records of Pulaski County,
22 Arkansas; thence South 88°58'47" East along the south line of Lots 5, 6, 7 and 8 of
23 said Block 13, a distance of 267.34 feet to a found iron rod on the south line of said
24 Lot 8;thence South 04°45'58"East along the west line of Lots 1,2,3,4,5 and 6,Block
25 2,Summit Ridge,a distance of 383.89 feet to a found iron pin on the west line of Lots
26 6,7,8 and 9 of said Bock 2,a distance of 308.70 feet to a found iron pin;thence North
27 - 88°35'57" West along the south line of said Tract 11 a distance of 323.28 feet to a
28 found iron pin on the east right-of-way line of Kanis Road; thence North 35°30'15"
29 west along said right-of-way line a distance of 772.54 feet to a found iron pin; thence
30 North 86°59'52" east a distance of 122.43 feet to a found iron pin; thence North
31 87°59'52"a distance of 122.43 feet to a found iron pin;thence North 87°04'49"east a
32 distance of 193.59 feet to the point of beginning containing 6.13 acres, more or less.
33 Less and except all easements and rights of ways-of-record.

1 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
2 Rock Planning Commission.
3 Section 3. That the change in zoning classification contemplated for The Islamic Center of Little Rock
4 West Short-form PD-R, located at 14900 Kanis Road(Z-7812-B) is conditioned upon obtaining final plan
5 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
6 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
7 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
8 Arkansas,and designated District Map be and is hereby amended to the extent and in the respects necessary
9 to affect and designate the change provided for in Section 1 hereof
10 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
11 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
12 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
13 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
14 ordinance.
15 Section 7. Repealer. All laws,ordinances,resolutions,or parts of the same that are inconsistent with
16 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
