4 AND ESTABLISH A PLANNED OFFICE DISTRICT TITLED LITTLE
5 ROCK RACQUET CLUB LONG-FORM PD-O, LOCATED AT 1
6 , HUNTINGTON ROAD (Z-1840-D), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP.OF THE.CITY OF LITTLE
8 ROCK,ARKANSAS; AND FOR OTHER PURPOSES.

• 10 BE IT ORDAINED BY THE BOARD OF DIRECTORS.OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from R-2,
13 Single-Family District to PD-O,Planned Development—Office:
14 Z-1840-D: Part of the SW V4 of the NE 1/4,Section 26,T-2-N,R-13-W,now in the City
15 of Little Rock, Pulaski County, Arkansas, more particularly described as follows:
16 Beginning at a point on the south line of the SW 1/4,NE 1/4 said Section 26, 160.0 feet,
17 South 89°00'W from the southeast corner thereof; thence continue S89°00'W, along
18 said South line, 1044.9 feet; thence N09°06'E, 104.0 feet; thence N78°16'W,28.8 feet
19 to a point in the east boundary line of Lot 102,Foxcroft Addition; thence N37°00"E,
20 239.5 feet;thence N27°00'E,287.0 feet;thence N89°00'E,408.0 feet;thence N55°44'E,
21 144.6 feet; thence along the arc of a 216.0-foot radius curve to the left having a long •
22 chord bearing and distance of S42°35'E, 75.0 feet; thence S41°55'W, 146.85 feet;
23 thence S41°00'E, 367.0 feet; thence S28°15'E, 117.55 feet; thence S3°56'E,
24 81.5 feet to the point of beginning and Lot 118 Foxcroft Addition to the City of Little
25 Rock,Pulaski County,Arkansas.
26 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
27 Rock Planning Commission.
• 28 Section 3. That the change in zoning classification contemplated for Little Rock Racquet Club Long-
29 Form PD-O, located at 1 Huntington Road (Z-1840-D) is conditioned upon obtaining final plan approval
30 within the time specified by Chapter 36,Article VII, Section 36-454 (e)of the Code of Ordinances.
31 Section 4. That this ordinance shall not take effect and be in full force until the fmal plan approval.
32 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
33 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
34 to affect and designate the change provided for in Section 1 hereof.

1 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
5 ordinance.
6 Section 7. Repealer. All laws,ordinances,resolutions,or parts of the same that are inconsistent with
7 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
