3 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT
. 4 AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED
5 LITTLE ROCK SALSA SHORT-FORM PCD, LOCATED AT 614
6 PRESIDENT CLINTON AVENUE (Z-8738-A), LITTLE ROCK,
7 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
11 ROCK,ARKANSAS.
12 Section 1. That the zoning classification of the following described property be changed from UU,
13 Urban Use District,to PCD,Planned Commercial Development:
14 Z-8738-A: Lot 10,Block 3 of Popes Addition to the City of Little Rock, as shown in
15 Records of Pulaski County,Arkansas.
16 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
17 Rock Planning Commission and the following additional condition: Should there be a transfer of the
18 business or ownership the approval must be reviewed via a revision to the PCD zoning.
19 Section 3. That the change in zoning classification contemplated for Little Rock Salsa Short-Form
20 PCD, located at 614 President Clinton Avenue (Z-8738-A), is conditioned upon obtaining final plan
21 approval within the time specified by Chapter 36,Article VII, Section 36-454(e)of the Code of Ordinances.
22 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
23 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
24 Arkansas,and designated District Map be and is hereby amended to the extent and in the respects necessary
25 to affect and designate the change provided for in Section 1 hereof.
26 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
27 word.of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
28 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
29 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
30 ordinance.
31 Section 7. Repealer. All laws,ordinances,resolutions,or parts of the same that are i1%nt S;VI
