5 ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND
6 FOR OTHER PURPOSES.

8 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
9 ARKANSAS.
10 Section 1. That the zone classification of the following property be and is hereby changed as
11 indicated: •
12 Z-4283-B: Described as Part of the W '/2 NE 'A of Section 33, T-1-N, R-13-W,
13 Pulaski County, Arkansas, lying south of Stagecoach Road and east of Sibley Hole
14 Road, more particularly described as: Commencing at the SW corner of said W '/2
15 NE 'A; thence S86°50'E25' to the east right-of-way line of Sibley Hole Road; Thence
16 N01°58'E along said right-of-way 97.9'; thence N21°47'E along said right-of-way
17 879.1'; thence N16°45'W along said right-of-way 114.4' to the Point of Beginning
18 thence continue N16°45'W along said right-of-way 54.1'; thence N61°36'W along
19 said right-of-way 119.8' (Highway Deed N68°33'W 120.02') to the south right-of-way
20 of Stagecoach Road, also known as State Highway #5; thence N23°36'E along said
21 right-of-way 200.3'; thence N06°01'E.78.7' (Highway Deed NO3°45'E 80.3'); thence
22 N25°34'E along said right-of-way 18.08' (thirty-two (32)-inch from centerline of
23 pavement); thence S17°04'E 348.62; thence S26°35'W87.53'; thence N57°22'W45.67'
24 to the Point of Beginning. Containing 0.81 acres, more or less. Subject to a fifteen
25 (15)-foot sewer easement to Sewer Improvement District No. 142 AND to an
26 Easement for an underground telephone cable AND a Fiber Optic cable along
27 Stagecoach Road: From C-1, Neighborhood Commercial District, to C-4, Open
28 Display District. (7825/7825'/2 Stagecoach Road)
29 Section 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
30 Rock and designated district map be and is hereby amended to the extent and in the respects necessary to
31 affect and designate the changes provided for in Section 1 hereof.
32 Section 3. That the ordinance shall take effect and be in full force thirty(30) days after the date of its
33 passage and approval.

1 Section 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
5 ordinance.
6 Section 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
7 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
