PULASKI CO,AR FEE$20.00 4 /CUNr(//lli{!{lliikl 3 AN ORDINANCE REPEALING ORDINANCE NO. 18,097 (SEPTEMBER 4 21, 1999) AND REVOKING A PLANNED ZONING DISTRICT, TITLED 5 RIVERSIDE MOTORS SHORT-FORM PD-C (Z-6720-A), LOCATED AT 6 16100 CHENIAjti PARKWAY, LITTLE ROCK, ARKANSAS, AND AN 7 ORDINANCE RECLASSIFYING PROPERTY LOCATED AT 16100 8 CHENAL PARKWAY IN THE CITY OF LITTLE ROCK, ARKANSAS, 9 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE 10 ROCK, ARKANSAS; AND FOR OTHER PURPOSES. 11 12 WHEREAS, Ordinance No. 18,097 was passed on September 21, 1999, establishing a PZD, Planned 13 Zoning District,titled Riverside Motors Short-Form PD-C (Z-6720-A), located at 16100 Chenal Parkway; 14 and 15 WHEREAS, Riverside Motors has relocated their automobile dealership from this location and no • 16 longer desires to maintain the approval for Riverside Motors Short-Form 17 PD-C (Z-6720-A), located at 16100 Chenal Parkway, and the owner of the subject property has requested 18 the repeal of the PZD ordinance and restoration of the zoning classification as previously existed; and 19 WHEREAS, the owner is requesting a rezoning of the property from MF-18, Multi-Family District, 20 and 0-2, Office and Institutional District, to C-3, General Commercial District; and 21 WHEREAS,the Little Rock Planning Commission reviewed the requests for revocation and rezoning 22 at their April 7, 2016, public hearing and voted 8 ayes, 0 nays and 3 absent to forward the revocation and 23 rezoning requests to the Little Rock Board of Directors for final action. 24 NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 25 OF LITTLE ROCK,ARKANSAS. 26 SECTION 1. That Ordinance No. 18,097 is hereby repealed,removing from the Official Zoning Map 27 the classification PD-C. 28 SECTION 2. That the underlying MF-18, Multi-Family District, and 0-2, Office and Institutional 29 District, zoning classification is restored to the property described as: 30 Z-6720-A: Lot 1 Riverside Properties Subdivision,an addition to the City of Little 31 Rock,Pulaski County,Arkansas. 32 SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 33 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 34 necessary to affect and designate the change provided for in Sections 1 and 2 hereof. That the zoning classification of the following property be and is hereby changed as 2 indicated: 3 Z-6720-A: Lot 1 Riverside Properties Subdivision, an addition to the City of Little 4 Rock,Pulaski County,Arkansas from MF-18,Multi-Family District,and 0-2,Office 5 and Institutional District,to C-3,General Commercial District. 6 SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 7 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 8 necessary to affect and designate the change provided for in Section 4 hereof. 9 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, 10 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 11 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 12 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the 13 ordinance. 14 SECTION 7. Repealer.
