6 THE NORTHWEST CORNER OF KANIS AND BOWMAN ROADS
7 (Z-6554-H), LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
8 ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER
9 PURPOSES.

11 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
12 ARKANSAS.
13 SECTION 1. That the zoning classification of the following described property be changed from C-
14 3, General Commercial District, 0-3, General Office District and POD, Planned Office Development —
15 Expired to PCD,Planned Commercial Development:
16 Z-6554-H: Part of Lots 12, 13, 14, 15 and all of Lot 16 of Montclair Subdivision as
17 shown in Plat Book 3,Page 137,a dedicated road closed by County Court Order Book
18 77,Page 602,part of Sam's Tract,Spencer Addition as shown in Plat Book"E",Page
19 141 and part of Lot 1 of Bowman Kanis Commercial Addition as shown in Plat Book
20 "I", Page 120 of the Pulaski County records, City of Little Rock, Pulaski County,tys
21 Arkansa,s and being more particularly described as: Commencing at the SW corner

3 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
4 Little Rock Planning Commission.
5 SECTION 3. That the change in zoning classification contemplated for Lowes at Kanis and Bowman
6 Long-Form PCD, located on the northwest corner of Kanis and Bowman Roads(Z-6554-H),is conditioned
7 upon obtaining final plan approval within the time specified by Chapter 36,Article VII, Section 36-454(e)
8 of the Code of Ordinances.
9 SECTION 4. That this ordinance shall not take effect and be in full force until the final plan approval.
10 SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
11 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
12 necessary to affect and designate the change provided for in Section 1 hereof.
13 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
14 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
15 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
16 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
17 ordinance.
18 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
19 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
