3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED RESIDENTIAL DISTRICT TITLED THE
5 RESIDENCE AT PETTAWAY SHORT-FORM PD-R, LOCATED AT 2020
6 VANCE STREET (Z-2246-B), LITTLE ROCK, ARKANSAS, AMENDING
7 THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
8 ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from C-
13 3, General Commercial District, and 0-3, General Office District, to PD-R, Planned Development -
14 Residential:
15 Z-2246-B: Tract 1: Lots 1 and 2 and Tract"A"Red Carpet Inn Addition to the City
16 of Little Rock, in Pulaski County, Arkansas. AND Tract 2: Lots 5 and 6, Block 18,
17 Bragg's Second Addition in the City of Little Rock,Pulaski County,Arkansas,LESS
18 AND EXCEPT that part of the said Lots 5 and 6 more particularly described as
19 starting at the southwest corner of said Block 18, said point being at the northeast
20 intersection of East 20`h Street and Vance Street, thence south 87 degrees
21 39 minutes east along the south line of Lot 6 for a distance of 73.27 feet to a point on
22 the westerly right-of-way of the Little Rock Expressway, for a point of beginning;
23 thence north 66 degrees 29 minutes east along said right-of-way line for a distance of
24 4.75 feet to a point; thence north 66 degrees 15 minutes east along said line for a
25 distance of 10.40 feet to a point; thence north 61 degrees 28 minutes east along said
26 line for a distance of 10.70 feet to a point; thence north 31 degrees 44 minutes east
27 along said line for a distance of 10.22 feet to a point; thence north 14 degrees 08
28 minutes east along said line for a distance of 9.89 feet to a point on the north line of
29 Lot 6; thence north 14 degrees 08 minutes east along said line for a distance of 14.17
30 feet to a point; thence north 20 degrees 09 minutes east along said line for a distance
31 of 10.77 feet to a point; thence north 23 degrees 21 minutes east along said line for a
32 distance of 10.03 feet to a point; thence north 39 degrees 03 minutes east along said
33 line for a distance of 12.14 feet to a point; thence north 51 degrees 41 minutes east

1 along said line for a distance of 10.03 feet to a point; thence north 57 degrees 07
2 minutes east along said line for a distance of 0.40 feet to a point on the north line of
3 Lot 5; thence south 87 degrees 39 minutes east along the north line of Lot 5 for a
4 distance of 4.60 feet to the northeast corner of Lot 6; thence south 01 degrees 49
5 minutes west along the east lines of Lots 5 and 6; thence south 01 degrees 49 minutes
6 west along the east line of Lots 5 and 6 for a distance of 100.00 feet to the southeast
7 corner of Lot 6; thence north 87 degrees 39 minutes west along the south line of said
8 Lot 6 a distance of 69.51 feet to the point of beginning.
9 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
10 Little Rock Planning Commission.
11 SECTION 3. That the change in zoning classification contemplated for The Residence at Pettaway
12 Short-Form PD-R, located at 2020 Vance Street (Z-2246-B), is conditioned upon obtaining final plan
13 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
14 SECTION 4. That this Ordinance shall not take effect and be in full force until the final plan approval.
15 SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
16 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
17 necessary to affect and designate the change provided for in Section 1 hereof.
18 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
19 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
20 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
21 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
22 ordinance.
23 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
24 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
