4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED
5 ORLANDO HEIGHTS SHORT-FORM PCD, LOCATED AT 101 NORTH
6 UNIVERSITY AVENUE (Z-1735-A), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK,ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from C-
13 3,General Commercial District,to PCD,Planned Commercial Development:
14 Z-1735-A: A part of Lots 22,23,24,25 and 26,Block 2,Orlando Heights an addition •
15 to the City of Little Rock, Pulaski County, Arkansas, being more particularly
16 described as beginning at the northeast corner of Lot 11; thence S01°31'26"W,along
17 the east line of said Lot 22, a distance of 125.80 feet to a point on the north right-of-
18 way line of West Markham Street; thence N87°51'08"W, along said north right-of-
19 way line,a distance of 200.86 feet;thence N80°33'31"W along said north right-of-way
20 line a distance of 24.32 feet; thence N42°33'13"W along said north right-of-way line,
21 a distance of 39.15 feet to a point on the east right-of-way line of University Avenue;
22 thence N05°33'31"W along said east right-of-way line, a distance of 83.18 feet to the
23 northwest corner of said Lot 26; thence S87°46'12"E,along the north line of said Lot
24 22 through 26,a distance of 267.97 feet to the point of beginning.
25 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
26 Little Rock Planning Commission.
27 SECTION 3. That the change in zoning classification contemplated for Orlando Heights Short-form
28 PCD located at 101 North University Avenue(Z-1735-A)is conditioned upon obtaining final plan approval
29 within the time specified by Chapter 36,Article VII, Section 36-454(e)of the Code of Ordinances.
30 ' SECTION 4. That this ordinance shall not take effect and be in full force until the final plan approval.
31 SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
32 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
33 necessary to affect and designate the change provided for in Section 1 hereof.

1 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
2 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
5 ordinance.
6 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
7 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
