5 RAWLS REVISED SHORT-FORM PD-C, LOCATED AT 801 SOUTH
6 CHESTER STREET (Z-8193-B), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from PD-
13 C,Planned Development—Commercial,Revised to Revised PD-C, Planned Development-Commercial:
14 Z-8193-B: Part of Lots 1, 2, 3 and 4, Block 248, Original City of Little Rock,
15 Arkansas, more particularly described as follows: beginning at the southeast corner
16 of Lot 4,Block 248;thence N80°20'39"W along the south line of said Lot 4 a distance
17 of 110.0 feet to a point on the easterly right-of-way line of Chester Street; thence
18 N05°06'15"E along said right-of-way line a distance of 200.63 feet to a point on the
19 north line of Lot 1; thence S80°19'39"E along said north line a distance of 125.0 feet
20 to a point which is the northeast corner of said Lot 1; thence S09°23'31"W along the
21 east line of said Lots 1,2,3 and 4 a distance of 200.0 feet to the point of beginning and
22 containing 23,500 square-feet, more or less.
23 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
24 Little Rock Planning Commission.
25 SECTION 3. That the change in zoning classification contemplated for Rawls Revised Short-Form
26 PD-C, located at 801 South Chester Street(Z-8193-B), is conditioned upon obtaining final plan approval
27 within the time specified by Chapter 36,Article VII, Section 36-454(e)of the Code of Ordinances.
28 SECTION 4. That this ordinance shall not take effect and be in full force until the final plan approval.
29 SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
30 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
31 necessary to affect and designate the change provided for in Section 1 hereof.
32 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
33 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or

1 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
2 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
3 ordinance.
4 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
5 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
