3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED OFFICE DISTRICT TITLED FITNESS
5 FOR LIFE REVISED SHORT-FORM PD-O, LOCATED AT 9414
6 COLONEL GLENN ROAD (Z-6610-B), LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKASNAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from
13 Revised PD-O, Planned Development- Office to Revised PD-O:
14 Z-6610-B: A part of the southeast quarter of the northeast quarter of Section 22,
15 Township 1 North, Range 13 West, Pulaski County, Arkansas more particularly
16 described as follows: Commence a the northwest corner of the southeast quarter of
17 the northeast quarter; thence south 89 degrees 11 minutes east, along the north line
18 of the said southeast quarter of the northeast quarter, 193.0 feet to the point of
19 beginning; thence continue south 89 degrees 11 minutes east along said north line of
20 the southeast quarter of the northeast quarter, 316.8 feet; thence south
21 00 degrees 04 minutes east, 123.9 feet to a point on the north right of way line of Col.
22 Glenn Road; thence south 79 degrees 30 minutes west,along said north right of way
23 line 320.4 feet; thence north 00 degrees 34 minutes west, 186.8 feet to the point of
24 beginning. Less and except that portion conveyed to Arkansas State Highway
25 Commission by Warranty Deed Dated June 5, 2000, and recorded July 14, 2000, in
26 Instrument No. 2000-048293; and further and simultaneously conveyed to Arkansas
27 State Highway Commission by Warranty Deed dated July 13, 2000, and recorded
28 July 14,2000,in Instrument No.2000-048294.
29 SECTION 2. That the preliminary site development plan/plat be approved as recommended by
30 the Little Rock Planning Commission.
31 SECTION 3. That the change in zoning classification contemplated for Fitness for Life Revised
32 Short-Form PD-O, located at 9414 Colonel Glenn Road (Z-6610-B), is conditioned upon obtaining a final

1 plan approval within the time specified by Chapter 36, Article VII, Section 36-454 (e) of the Code of
2 Ordinances.
3 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
4 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
5 necessary to affect and designate the change provided for in Section 1 hereof.
6 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval of
7 the plan.
8 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
9 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
10 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
11 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
12 ordinance.
13 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
14 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
