4 AND ESTABLISH A PLANNED OFFICE DISTRICT TITLED
5 PHILANDER SMITH COLLEGE SHORT-FORM POD,LOCATED AT 900
6 WEST DAISY L. GATSON BATES DRIVE (Z-5675-E), LITTLE ROCK,
7 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from R-
13 4, Two-Family,to POD, Planned Office District:
14 Z-5675-E: Part of Blocks 222 and 232, of the Original City of Little Rock, Pulaski
15 County,Arkansas,and part of the 13th Street right-of-way closed by the City of Little
16 Rock Ordinance No. 16,324 dated December 15, 1992, and part of the State Street
17 right-of-way closed by City of Little Rock Ordinance No. 11,682 dated December 6,
18 1965,being more particularly described as follows:Beginning at the northeast corner
19 of said Block 222 said point being on the westerly right-of-way line of South Gaines
20 Street; thence N80°14'55"W 333.00 feet; thence N09°27'47"E 88.96 feet; thence
21 N80°14'55"W 27.0 feet to a point on the easterly line of said Block 232; thence along
22 said easterly line of Block 232,S09°47'47"W 52.71 feet to the southeast corner of said
23 Block 232; thence along the south line of said Block 232, N80°25'42"W 300.59 feet;
24 thence along the west line of said Block 232,N09°45'46"E 300.0 feet to the northwest
25 corner of said Block 232; thence along the north line of said Bock 232, S80°25'42"E
26 299.02 feet to the northeast corner of said Block 232; thence S81°55'01"E 60.02 feet
27 to the northwest corner of said Block 222; thence along the north line of said Block
28 222,S80°14'55"E 300.0 feet to the point of beginning containing 4.802 acres,more or
29 less.
30 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
31 Little Rock Planning Commission.
32 SECTION 3. That the change in zoning classification contemplated for Philander Smith College
33 Short-Form POD, located at 900 West Daisy L. Gatson Bates Drive (Z-5675-E), is conditioned upon

1 obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36-454 (e)of
2 the Code of Ordinances.
3 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
4 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
5 necessary to affect and designate the change provided for in Section 1 hereof.
6 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval of
7 the plan.
8 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
9 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
10 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
11 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
12 ordinance.
13 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
14 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
