AN ORDINANCE REPEALING ORDINANCE NO. 18,647
AND REVOKING A PLANNED ZONING DISTRICT
TITLED THE POLO CLUB IN CHENAL VALLEY LONG -
FORM PD -R REVOCATION (Z -7131) LOCATED ON
THE WEST SIDE OF CHENAL VALLEY DRIVE NEAR
LAMARCHE DRIVE IN THE CITY OF LITTLE ROCK
ARKANSAS; AND FOR OTHER PROPOSES.
WHEREAS, Ordinance No. 18,647 was adopted on February 19, 2002
establishing a planned zoning district; and
WHEREAS, the owner of the subject property has requested the repeal of the
"PZD" ordinance and restoring of the zoning classification as previously existed.
NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. That Ordinance No. 18,647 is hereby repealed, removing from the
official zoning map the classification PRD Planned Residential District titled Polo Club
in Chenal Valley Long -form PD -R located on the West side of Chenal Valley Drive near
Lamarche Drive.
SECTION 2. That the property described as:
A tract of land in the S '/2 Section 25, T -2 -N, R -14 -W, Pulaski County,
Arkansas, more particularly described as: Beginning at the Northeast
corner of Tract 7A, Chenal Valley (Plat Book E, Page 843), a point on the
west right -of -way line of Chenal Valley Drive; thence N04 °08'23 "E along
said right -of -way line, 228.20 feet; thence northwesterly along said right
of way line, being the arc of a 447.46 foot radius curve to the left, having a
chord bearing and distance of N39 °4141 "W, 620.15 feet; thence
N83 036'23 "W along said right of way line, 255.69 feet; thence
S00 015'21 "W, 727.85 feet; thence S89 030'47 "E along the north line of
said Tract 7A, 637.00 feet to the point of beginning, containing 9.60 acres
more or less.
be restored to MF -24, Multi- family District, as existed prior to the
adoption of Ordinance No. 18,647.
SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Sections 1 and 2 hereof.
SECTION 4. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
SECTION 6. It is hereby determined by the Board of Directors of the City of
Little Rock that there is immediate need to revoke the PD -R zoning classification for the
Polo Club in Chenal Valley Long -form PD -R located on the West side of Chenal Valley
Drive near Lamarch Drive.
An emergency is therefore declared to exist and this ordinance shall be in full
force and take effect from and after its passage and approval.
