AN ORDINANCE APPROVED A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED 300 THIRD
BUILDING SHORT -FORM PRD (Z -7770) LOCATED AT
300 EAST THIRD STREET, IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the Zoning Classification of the following described property
be changed from UU to PRD:
All of Lot 6 and part of Lots 3, 4, 5, 7, 8, 9 and 10, Block 37, Original
City of Little Rock, Pulaski County, Arkansas and part of the 20 feet
North — South alley in said Block 37 East of and adjacent to said Lots 3,
4, 5 and 6, more particularly described as follows:
BEGINNING at the Southwest corner of Block 37, said Original City of
Little Rock; thence North along the West line of said Block 37 a
distance of 80.41 feet to a point on the South right -of -way line of
Interstate 30; thence along said South right -of -way line North 20 °53'03"
East 52.42 feet; thence continuing along said South right -of -way line
North 63 °4828" East 84.60 feet; thence continuing along said South
right -of -way line South 89'46'10" East 153.89 feet; thence South
00 °04'22" East 167.12 feet to the South line of said Block 37; thence
along the South line of said Block 37, North 89 °45'48" West 248.70 feet
to the POINT OF BEGINNING, containing 38,951 square feet, or 0.894
acres, more or less.
SECTION 2. That the approval of the 300 Third Building Short-Form PRD is
subject to compliance with the following additional conditions:
• Compliance with airport zoning and FAA regulations regarding the height of
the structure.
• Allowing the proposed electronic billboard must not violate any State
Highway Department or Federal Highway Administration regulations or place
in jeopardy any funding received by the City from the state or federal
government.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for 300
Third Building Short-Form PRD is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 36- 454(e) of the Code of
Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same,
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
