That the zoning classification of the following described property be changed from PD- 13 C,Planned Development—Commercial,to Revised PD-C: 14 Z-7701-C: Part of Block 17,Sach's Suburban Tracts,Little Rock,Pulaski County,Arkansas, 15 more particularly described as: Commencing at the southeast corner of said Block 17;thence 16 west along the south line of said Block 17, 34.30 feet; thence north 5.0 feet to the point of 17 beginning; thence west 146.18 feet; thence N33°35'58"E 335.52 feet to a point on the south 18 right of way line of Kanis Road;thence S56°02'21"E along the south right of way line of Kanis 19 Road 120.06 feet;thence S33°56'16"W 15.06 feet;thence N56°0344"E 348.75 feet to the point 20 of beginning containing 1.75 acres,more or less. 21 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the 22 Little Rock Planning Commission. 23 SECTION 3. That the change in zoning classification contemplated for Chenal Pet Palace Revised 24 Short-Form PD-C (Z-7701-C), located at 14309 Kanis Road is conditioned upon obtaining a final plan 25 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances. 26 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 27 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 28 necessary to affect and designate the change provided for in Section 1 hereof. 29 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval of 30 the plan. 31 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, 32 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 33 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and [Page I of 21 1 1 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the 2 ordinance. 3 SECTION 7. Repealer.
