3 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE
4 CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL
5 ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND
6 FOR OTHER PURPOSES.

8 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
9 ARKANSAS.
10 Section 1. That the zone classification of the following property be and k hereby changed as
11 indicated:
12 Z-9018: Described as a tract of land in the NE 1/4 , Section 24, T-1-N, R-13-W, in the
13 City of Little Rock, Pulaski County, Arkansas, more particularly described as: Starting
14 at the SW corner of the NE 'A NE '/4 of said Section 24; thence S0°09' E, 590.00 feet;
15 thence N88°07' W and parallel to the north line of the SE '/4 NE '/4 of said Section 24,
16 505.0 feet; thence N49°16' E, 291.2 feet to the west right-of-way of University Avenue
17 (US Highway 67-70); thence N5°24' E, along the said west right-of-way , twenty-eight
18 (28)feet to the northeast corner of property deeded to the City of Little Rock in Warranty
19 Deed 90-23202 and the point of beginning; thence 553°43'39" E, along the northerly line
20 of said deeded property, 7.05 feet;thence N84°29'12" W, 351.88 feet;thence N04°04'45"
21 E, 271.56 feet; thence S84°36' E, 365.2 feet to the west right-of-way of University
22 Avenue; thence S05°47' W, along said west right-of-way, 267.5 feet to the point of
23 beginning,containing 2.25 acres, more or less. Together with an ingress-egress easement
24 as record in Deed of record in Book 1195, Page 397, records of Pulaski County,
25 Arkansas: From 1-2, Light Industrial District, to C-3, General Commercial District.

27 Section 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
28 Rock and designated district map be and is hereby amended to the extent and in the respects necessary to
29 affect and designate the changes provided for in Section 1 hereof.
30 Section 3. That the ordinance shall take effect and be in full force thirty(30)days after the date of its
31PPassa a and approval.

32 Section 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
33 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or

1 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
2 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
3 ordinance.
4 Section 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent
5 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
