4 AND ESTABLISH A PLANNED OFFICE DISTRICT TITLED 1700 KIRK
5 ROAD LONG-FORM POD (Z-6829-D), LOCATED AT 1700 KIRK ROAD,
6 LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING
7 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
8 PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from POD,
13 Planned Office District, to Revised POD:
14 Part of the SE 1/4 NE 'A, Section 36,T-2-N,R-14-W,Pulaski County,Arkansas being
15 more particularly described as follows: Beginning at the NW corner of the SE '/4 NE
16 '4 of said Section 36; thence S88°37'57" E along the north line of said SE '4 NE %, a
17 distance of 523.76 feet to the westerly right-of-way line of Kirk Road; thence
18 S23°38'31"E along said westerly right-of-way line on a curve to the right having a
19 radius of 555.00 feet,an arc length of 614.88 feet and a chord that bears S07°34'37"W,
20 a distance of 583.91 feet; thence S39°18'56"W along said westerly right-of-way line,
21 a distance of 619.93 feet; thence continue along said westerly right-of-way line on a
22 curve to the left having a radius of 645.00 feet, an arc length of
23 220.82 feet and a chord that bears S29°30'27"W, a distance of
24 219.75 feet to the west line of said SE 'A NE 1/4; thence N01°44'51"E along said west
25 line, a distance of 1296.70 feet to the point of beginning, containing 11.42 acres
26 (497,671 square-feet),more or less.
27 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
28 Little Rock Planning Commission.
29 SECTION 3. That the change in zoning classification contemplated for 1700 Kirk Road Long-Form
30 POD (Z-6829-D), located at 1700 Kirk Road, is conditioned upon obtaining a final plan approval within
31 the time specified by Chapter 36, Article VII, Section 36-454(e)of the Code of Ordinances.
32 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
33 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
34 necessary to affect and designate the change provided for in Section 1 hereof.

1 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval of
2 the plan.
3 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
4 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
5 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
6 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
7 ordinance.
8 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
9 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
